The redevelopment of a substantial residential plot with an existing dwelling, where Thistle Architecture was initially commissioned to assess the wider development potential of the site and establish how additional homes could be successfully accommodated.

The feasibility process considered site capacity, access, highways, pedestrian routes, parking and the relationship between the proposed dwellings and the surrounding context. This resulted in a masterplan for four new homes, incorporating the demolition of the existing property and a comprehensive reconfiguration of the site.

A phased planning strategy was developed to help establish an appropriate scale and massing for future development, including an initial approval for substantial ancillary buildings around the existing dwelling. The approved built form subsequently helped inform the scale and arrangement of the four-home redevelopment, which was progressed through a full planning application.

Full planning permission was secured for the redevelopment.
