The Brief

Could a detached three-bedroom house be converted into a compliant and commercially viable six-bedroom HMO before the client committed to buying it?

What We Found

Six en-suite bedrooms are achievable without the loft, which at roughly 1.8 metres to the ridge cannot meet the 2.13 metre standard and is given over to plant and storage instead. The garage is brought into the house through a new full-width rear extension, creating a 26 sqm kitchen and dining space and an 11.7 sqm ground floor bedroom. Every room clears the borough's 9 sqm minimum.

Our Recommendation

Proceed at six bedrooms in Use Class C4. A householder application covers the extension and the garage connection, and a lawful development certificate confirms the change of use once the works are done. Appoint a flood risk assessor before the application. A seventh bedroom would make the use sui generis and require full planning permission, so the value here lies in holding it at six.
