The comprehensive redevelopment of an existing 22-bedroom local authority HMO in Croydon for a large developer client, with the building being reconfigured to provide fewer but substantially larger bedrooms, each incorporating private en-suite facilities and kitchenettes.

The wider redevelopment includes a substantial two-storey rear extension, additional single-storey accommodation and a complete loft conversion with new dormers. The proposals required an extensive technical design package, coordinating the new accommodation with the existing building and addressing the significant fire, building regulations, servicing and compliance requirements associated with a large-scale HMO.

Thistle Architecture was appointed to deliver the Stage 4 technical design, drawing on our specialist experience within the HMO, co-living and commercial residential sectors. Following completion of the technical package, our role has continued through construction, providing Contract Administration and acting as Principal Designer.
